The trend for the last several months has indicated a definite change in favor of buyers and perhaps a cause for downward expectations on the behalf of sellers. There has been a higher-than-usual number of houses being offered for sale as well as a lower-than-usual number of homes actually being sold resulting in an overall increase in the inventory.
Since price is determined by supply versus demand, buyers are able to negotiate better than they had been able in many years. Also, greater choice gives them a greater likelihood of being able to find exactly what they want.
Based on these market conditions, serious sellers should:
1. Be very careful to price their homes competitively with the market. Consult a knowledgeable agent and pay heed to realistic comps. Pricing high and waiting for the market to reach one's price does not work in this market.
2. List their homes early in the second quarter (April - June) to take advantage of the best time of the year to complete a sale.
